If a confirmed road closure keeps you from being able to get to us, we’ll refund all your money. If driving (or other) conditions are such that you would prefer not to make the trip, all terms listed below apply; we will not refund money because you choose not to come. If the weather or other conditions get bad once you’re here, i.e., power outages, interrupted supplies of food, fuel, etc., and/or other inconveniences, we will attempt to help make the balance of your stay with us a comfortable one. You are hereby reminded that our coastal region is already geographically isolated, and may become temporarily cut off to vehicular travel and/or support services during a weather or “Y2K” problem, or other events beyond our control (earthquake, etc). WE will not offer refunds due to any of these occurrences. Also see CANCELLATIONS paragraph.
We will send you a confirmation and check-in instructions upon receipt of your deposit. The rent payment is due two weeks before your arrival date, or as indicated on the agreement. Deduct $20 from balance due when making advance payment by check. NO PERSONAL CHECKS will be accepted for payment at the time of arrival.
With at least fourteen days’ notice of a cancellation, we will refund your deposit LESS a $20 cancellation fee. If you cancel your reservation with less than 14 days’ notice prior to your arrival date, your deposit will be forfeited. With early departure, or cancellation of any of the reserved dates with less than fourteen days’ notice, you deposit will be forfeited, and you will be charged for one-half the cancelled rent amount. If you wish to move to a house other than the one you booked, your initial deposit will be forfeited, and we will require an additional deposit be made on the new house. An additional $30 reservation fee will also be assessed. Should Coasting Home initiate cancellation of a reservation or a relocation, these forfeiture terms do not apply.
Your deposit will be refunded less any deductions that may have accrued, within 21 days of your departure date. By signing below you agree to accept responsibility for any damages resulting from your stay that exceed the deposit amount.
Maximum occupancy allowed is different in each home. Please see your printed contract for the limit in your rental home. No more than that number are to be in the home at any time. If you desire to have a gathering that will exceed that number you MUST receive permission from the rental office several days in advance. A maximum of 4 cars is allowed, and they must be in the garage or driveway. DO NOT PARK ON GRASS. You are solely responsible for all terms and arrangements. You may NOT sub-lease your stay, or leave early and allow someone else to remain for the length of your rental. If you plan to split time in the rental home, you must notify our office and BOTH PARTIES must sign this rental agreement. BOTH PARTIES will be held fully responsible for all terms and arrangements. The deposit is affected by violations, regardless of which party violated.
No more than six people at any one time can use the facilities on the guest passes we provide. Additional “Day Passes” must be purchased through the Association Office. (“Day Passes” ARE NOT available for purchase at the pool.) The “Day Pass” cost is $5 per person per day. The Association Office is open 8:30 AM to 5:00 PM Tuesday through Saturday. It is located at 975 Annapolis Road, immediately east of the CDF fire station. Their number is 707-785-2444.
Your rent payment also covers the cost of our cleaning and linen service. This fee provides for a standard amount of linens and thorough cleaning after your departure. If extra cleaning, (more than 3 or 4 hours) or excessive laundry is required, an additional charge at the rate of $20 per hour will be deducted from your reservation/security deposit.
Please assume that no homes allow pets or smoking. There are exceptions, but these will be with advance notice only, and will require an additional payment. IF THERE HAS BEEN NO PRIOR AGREEMENT WITH COASTING HOME, YOU MAY NOT BRING A PET TO THE HOME.
Keys are to be picked up at our Gualala office, located on the SECOND FLOOR, ABOVE Kennedy & Associates, at 39040 Highway 1, on the ocean side of the street. Office hours are 9 to 5 M–F & 10–2 weekends (closed Sundays after Labor Day). IF you arrive when we’re closed, look for your rental packet in the white box at the bottom of our stairs. NO special arrangements are necessary. If there is a balance due you may return the next business day to settle up. Check-in time is 3:00 PM. Check-out is NOON.
If necessary, Coasting Home reserves the right to reassign your reservation to another home. Some of our homes are also for sale. This may result in the need to show the home during your stay. This may ultimately result in the sale of the house prior to your arrival date. We reserve the right to reassign you or (when unavoidable) cancel your reservation. Refer to preceding CANCELLATIONS paragraph.
Should any of the stated terms of this contract be violated, i.e., pets, maximum occupancy, etc., your reservation/security deposit will be automatically forfeited—in full. In addition, you will be liable for any additional costs resulting from the violation.
Coasting Home warrants only that the home and its equipment and appliances are in good working order (unless otherwise disclosed to you in advance) as of the last inspection by our staff. IF any equipment or appliance (including hot tub) becomes inoperable during your stay, please report it promptly to our office. We will make every effort to correct the problem, however we cannot guarantee full or immediate resolution. We will not issue refunds to compensate for “inconvenience” resulting from these factors.
